WHAT IS A RESIDENTIAL HOME OR BUILDING INSPECTION?


It is an oral and written ""opinion" formed from the  comprehensive evaluation of the major components of the property including: Roof, Electrical, Exterior, Interior, Plumbing, HVAC (Heating and Cooling), Structure, Insulation, Ventilation and Fireplaces or Solid Fuel Burning Appliances.  It is based on visible and readily accessible components.  It is not intended to be technically exhaustive, and does not included any destructive testing or warranties as to component life. It should ascribe and adhere to the ASHI (American Society of Home Inspectors) Standards of Practice and Code of Ethics.  www.ashi.org


WHO SHOULD PERFORM THIS INSPECTION ?

The best inspector you can find! 25 States have adopted some type of licensing, registration or control over the home inspection field including Illinois.   Missouri has not. Within the last few years the number of home inspectors in the metropolitan St. Louis area has more than tripled .  This investment is a big part of your future, and you should demand someone with years of experience and serious qualifications. It is very common for  parties with a vested interest in the sale to "set up" the inspection for you, or directly refer only one inspector.  You can and should have a voice in the selection.  It's a BIG decision and it's YOUR decision!  

 QUESTIONS AND A STANDARD OF COMPARISON

  1. Is the Inspector or Inspection Company Insured for E&O,  Liability and Bonded?  Surprisingly, many are not because of the expense involved.  We are.
  2. Does the inspector rush to do more than two inspections per day?  Our average inspection takes 2 1/2 to 3 hours.  We usually spend 2-4 hours writing, organizing, detailing, inserting appropriate pictures, and creating a "prioritized" summary for our clients' ease of understanding.  This takes time and thought. We also like to proofread the next morning. 
  3. Does the inspector print or leave the report on site? This requires "canned" statements,  a cursory checklist and very limited commentary. Many fine inspectors provide this service; however, it is not compatible with our standards. Our next day service does allow us to provide a customized report that fits your property like a glove, contains digital images (pictures)  and detailed specifics. We often do additional research on your behalf. We strive to provide a timely 24 hrs turnaround via email  or fax.  
  4. What is the inspector's background and training in the unique Home Inspection Discipline?  How long has this specific  inspector been in business as an inspector. Will his/her training be at your expense? See our resume.
  5. In what inspection organizations are  inspectors "actively" participating? This indicates a true interest in the profession beyond the "profit" motive. See our resume.
  6. Does this inspector also do "TERMITE" inspections? We do not.  Missouri has no requirements to "inspect only" for termites. Requirements are necessary to recommend and provide treatment. If wood boring pests are found, can the home inspector legally estimate and offer treatment? It is in your best interests to get a qualified Pest Control Inspector. 
  7. Does the inspector utilize expensive high-tech, state-of-the-art and well maintained diagnostic equipment, and enough to make accurate assessments.  
  8. How about the roof?  Many inspectors do not mount the roof. They either view it from the eaves, or view it from grade (ground) level through binoculars. Most inspectors carry a " Little Giant" brand 12.5 foot folding ladder. If this does not reach, they disclaim out of it, and you may have to pay for a separate roofing inspection or not have information on one of the "biggest ticket" items on the property.   We carry all necessary ladders, and we will access the roof top if feasible and safe. 
  9. Will your inspector be directly accessible for your questions, or will you have to talk to a secretary or leave a message. We have call forwarding to our cell phone; however, out of respect to our clients, it is turned off during inspections. 
  10. ...and last but not least WHAT ARE YOUR FEES?  As the saying goes, "All aspirin is not the same." Unfortunately, too many people find this out by trying to save a few dollars on their home inspection.  Good Inspections more than pay for themselves.

FEES:

Residential Property Inspection fees start At $300 and rise at approximately .01 % of the selling price. Example: Home is selling for $400K.  $400K x .001= $400. We reserve the right to make adjustments depending on age, condition or other factors.  Call for Specifics on Your Property.

Condominiums  $250 

RADON TESTING  with a state-of-the-art  RADALINK  Continuous Radon Monitor.  EPA protocols are followed. Reports are emailed or faxed shortly after completion of the testing and upload of the information often within one hour.  We are listed with the National Environmental Health Association as a "Residential Measurement Provider ".  Make sure the inspector you choose has this certification. No qualifications are required for testing in the State of Missouri.

$130 in conjunction with the home inspection.                       $150 as a separate test.
